Description

This research used data compiled from the Census of Population and Housing and the ABS Integrated Regional database, as well as flat and house sales data in Victoria, South Australia and Western Australia (1991, 1996, 2001).

The key findings of the research are:

  • The rate of growth in demand for housing in non-metropolitan Australia was above average in regional cities (32%), small (25%), medium (37%) and large (36%) coastal areas.
  • The supply response was also above average in these same regions but fell short of demand in regional cities (by 2%), medium coastal areas (by 1%) and large coastal areas (by 3%).
  • The average percentage of unoccupied dwellings in non-metropolitan Australia (13%) was nearly twice that of metropolitan Australia (7%), and was as high as 20 per cent in small coastal areas.
  • House price rises were predictably higher in the areas experiencing higher rates of growth in demand for housing.
  • The rate of housing affordability stress for lower income private tenants was a feature of these high growth non-metropolitan regions (23%) where the supply of private rental and public rental accommodation was relatively low at 17 per cent and 1.8 per cent respectively.
